Recently an existing client approached us seeking a mortgage to help their child purchase a property in Edinburgh’s New Town. The proposal involved a high loan-to-value mortgage, with the property owned by the daughter while the borrowing was supported by her parents.

Rather than applying rigid criteria, we considered the wider picture, including the family’s financial strength, future plans and ongoing support arrangements. By understanding the context, we were able to provide an interest-only loan that enabled the purchase to proceed.

We have developed internal AI tools that enhance quality assurance processes and strengthen operational controls. By automating routine tasks and improving access to information, these technologies help colleagues spend more time focused on clients.

AI won’t replace the human touch

As AI adoption accelerates, our approach remains clear. Technology can improve efficiency and preparation, but it cannot replace meaningful relationships, nuanced conversations or experienced judgement.

We are using AI to free colleagues from time-consuming administrative tasks so they can focus on what they do best: supporting clients.
